Buying a House? How to Know if the Water Heater Will Last

Matt Polsinello - Monday, September 15, 2014

There are many things people look for when buying a home: location, appearance, age, design, etc. But it can be easy to overlook some of the house’s basic components, such as having a fully functional water heater.

At Polsinello Fuels, we know that several things can go wrong, such as:

Pilot light on gas water heater flickers out.
Circuit breaker for an electric heater trips.
Burner or heating element fails.
Thermostat breaks.
Valve sticks.

Ask the seller if they’ve had any problems with the hot water heater, both recently and in previous years. If the tank is more than 10 years old, or if it’s leaking, a new water tank is the solution.

On the bright side, modern water heaters are far more energy-efficient than older models and will save you money in fuel costs.

Something else to remember: Whether the hot water heater will perform better and last longer if you have the tank cleaned yearly to remove sediment. A bonus: Without all that gunk inside, your water heater will operate more efficiently, also saving you money.

We recommend you learn what you can about the hot water heater before you make any offer on a house, because it could cost you money down the line.

We’re here if you need repairs or replacement of your hot water heater. Call us today for an appointment for an inspection.
